Del Sur 55+ Senior Auberge Community To Be Built

Del Sur Offers Seniors 55+ New Homes Coming Soon

Standard Pacific is grading and completing final approvals on their new Auberge Senior Community.  There will be so much interest as we have not had a new 55+ community in many years! Rancho Bernardo’s  7 Oaks and Oaks North are the closest senior communities.   My husband and I went up to Gavilan in Mission Viejo which we have been told is similar to what they are planning in Del Sur. We loved it!  There was a community center with a myriad of activities offered.  As with Del Sur there were several floor plans as well as 3 different products.  I have been told Del Sur will have some larger (2900sqft homes) as well as much smaller homes all with small yards (low water needs) and basic one story living.  As with other age restricted senior designated areas the age requirement will be enforced. The norm is at least one owners has to be 55 years old, married to someone 55 years or older or a caretaker of someone 55 years or older.  People that are visiting are restricted to a short time period.  The community features will also be age restricted. That said the pools and parks of the rest of Del Sur will be available for grandkids and visitors!

Del Sur 55+ Auberge Senior Community Will have Its Own Community Center

I believe in this community and in fact my husband and I are on the waiting list.  The community center is suppose to have a pool, fitness, spa, function rooms and outdoor patio space.  The entrance to the community will be gated. There will be 3 basic products offered for sale. Floor plans have not yet been released. The builder has named them;  Summerhouse, Collages, and Villas. Each will have their own unique style and basically all will be 1-level living from what I have been told.

Santaluz Homes Are in Demand This Year

Santaluz has experienced a very active market this year.  Many of the custom homes have closed escrow at record high prices. The smaller homes that appeal to empty nesters moving out of large properties are selling quickly. These include the Sentinels and the Casitas.  The Sentinels appeal to people who are looking for smaller yards, multiple court yards, some with fabulous golf course and coastal views and 2 floor plans with master on the main level.  The casitas range from 2100-2500+ sqft and have low maintenance yards, many with views and great location walking distance to the Santaluz Club.  Inventory has been very tight on the 4-5 bedroom homes priced from $1.1-1.5.  I am closing on  one at 7737 Briza Placida that was gorgeous; 4 bedrooms, pool, private yard with lovely finishes.

Santaluz appeals to so many people looking for a lifestyle community that offers a beautiful club, a gated community, a strong HOA with a wide variety of HOA sponsored social events, excellent Poway Schools and a close commute downtown and to the coast. The Santaluz Club offers 3 tiers of membership including full golf on its Rees Jones course.  Golf is year round in this near perfect climate. Buyers in the under $1.5 market compare resale homes to new home sales.
